Why We Check the Dates of the Smoke Alarms

The date of manufacture of this smoke detector (aka alarm) is 8/31/2005 and is out of date. When smoke detectors are more than 10 years old they are recommended to be replaced. However, even if an alarm is within date parameters, the alarm detector system may have deficiencies that can interfere with the performance of the system. This is why we check every alarm in the system.
Your home inspection includes many electrical tests for functionality and safety. We test every receptacle, switch, light, ceiling fan, and any other electrical fixture within the home that is permanently attached. This includes the smoke detector alarm system. The regulations and guidelines from the State of Texas say that an inspector only needs to check a “representative number” of items. We consider a “representative number” to be all of them.
As Professional Inspectors we consider our first and primary duty to be identification of potential safety issues. For this home we recommended replacement of the detector alarms due to age.
