Why We Check Every Window

The window has fog within the panes. Dual pane windows are designed with an inert gas between the panes that increases the energy efficiency of the window. When a seal is no longer functioning and the gas escapes, a fog usually develops between the panes.


In addition to looking for discoloration or fogging within the window system, we operate every window. This consists of checking each release/lock, opening the window fully, checking the screen and then closing and locking the window. In some windows the balance springs are failing, or the window does not open fully. In other cases we have had windows come out of the track as we have attempted to open them. Sometimes we find windows with stains on the sill or surrounding wall. In those instances, we check the areas with a moisture meter. A thermal camera is then used to scan the wall structure.


Your home inspection includes many tests for functionality and safety. The regulations and guidelines from the State of Texas say that an inspector only needs to check a “representative number” of items. We consider a “representative number” to be all of them.
